Project Information
Tutku Premium Villas reinterprets contemporary villa living through a hillside masterplan that maximizes daylight, privacy, and panoramic views. The architectural language blends modern geometry with warm textures and carefully selected materials, creating an elegant residential atmosphere that integrates with the surrounding landscape while maintaining a clear identity as a premium development.
Site Strategy & Masterplan
The masterplan takes advantage of the natural slope of the land to ensure that each villa benefits from direct sunlight and layered sightlines toward the sea. Villa positioning and spacing are carefully calibrated to minimize overlooking between units, reinforcing a sense of exclusivity. Outdoor terraces and private gardens extend the living experience into the landscape, while the overall composition reads as a coherent community rather than a collection of isolated plots.
Design Concept
Every villa is designed with open interiors, large windows, and private outdoor terraces. The design approach merges natural stone, wood, and glass to form a timeless aesthetic that balances sophistication and comfort. Spatial planning prioritizes visual openness toward the view while maintaining privacy through façade articulation, landscaping, and proportional control of openings.
Materials & Finishes
The façades feature light-toned plaster, natural stone surfaces, and vertical wooden accents that add warmth and rhythm. Interiors are finished with high-quality oak flooring, matte fixtures, and neutral palettes—emphasizing harmony, durability, and long-term elegance suitable for residential use. Material transitions are composed to feel calm and consistent across the development, supporting a unified identity for all 32 villas.
Lighting & Ambience
Lighting design enhances both aesthetics and comfort through concealed LED strips, warm tone illumination, and architectural highlights that reveal form and texture. This layered approach supports a relaxed atmosphere in daily living spaces while adding depth and softness to key architectural features—reinforcing the project’s premium character across daytime and evening conditions.
